Shroder Development Update

The Kennedy Heights Community Council would like to provide an update regarding the demolition of the former Shroder School property located at 3500 Lumford Place.

Vandercar LLC has indicated that they are interested in selling the property to a new developer rather than developing it themselves. Demolition of the existing structure is currently underway, and according to a representative from Vandercar LLC, the demolition is anticipated to be completed by the end of February 2026. A new developer already has a pending contract to purchase the property once demolition has been fully completed.

Upon execution of the contract, the new developer will have a due diligence period to determine whether to move forward with purchasing the property. At this time, the Kennedy Heights Community Council is not in a position to share the name of the new developer; however, when appropriate, that information will be shared publicly in a timely manner.

The Kennedy Heights Community Council has already provided the prospective developer with all community feedback and relevant data collected between 2020 and 2023 during prior discussions with Vandercar LLC. The new developer has expressed a strong interest in being actively engaged with the community, hearing resident feedback, and maintaining a positive and collaborative relationship with Kennedy Heights should the project move forward.

We recognize the community’s desire for timely updates and will continue to share information as it becomes available. However, we ask for patience and understanding, as projects of this scale involve many moving parts and there may be extended periods between updates.

KHCC recognizes that when information is limited, incomplete or inaccurate details can circulate. We are committed to sharing the most current and accurate information available with immediate neighbors and the broader community. While we may not always have all the answers, we are in communication with Vandercaar, the other interested developer, and the City of Cincinnati. 

At this time, the KHCC has been in contact with the City of Cincinnati, and their Planning Department has received no plans or applications related to the development of 3500 Lumford. As such, no one should represent the property as a future condo development, claim that access will be via Lumford, or suggest that Lumford will become a no-parking street. None of these items have been decided.

When the time comes to develop the property, we will begin the community engagement process once again. Everyone in Kennedy Heights will be invited to participate in the engagement process.
